Introba (formerly Ross & Baruzzini) is providing engineering services for Fairview Health Services – University of Minnesota in Minneapolis, Minnesota.

Our Healthcare team provided executive engineering services for several renovations within the East Building as part of Fairview’s master plan for the facility. A basis of design and owner project requirements document, construction drawings, and specifications were developed to a Design Development level to serve as bridging documents for the Design-Build Team. We provided interview and selection assistance for the successful Design-Build Team, peer review of the Design-Build Team’s documents through the Construction Document phase, and traditional Construction Administration services. 

The project included renovations occurring on the Second, Third, and Eighth Floors as follows: 

  • Second Floor: Renovation of existing office spaces to accommodate the relocation of the 7,500 ft² Histology and Acute Care Lab. A new air handling unit and associated hydronic pumps were accommodated within the floor plate of the renovated space. Emergency power systems were extended to this location of the Hospital to accommodate essential loads. 
  • Third Floor: Consolidation of three undersized operating rooms to create two larger orthopedic and spine operating rooms, creation of associated sterile storage space, expansion of the adjacent PACU space, and renovation of the Physician’s Lounge. 
  • Eighth Floor: Renovation of 24 private inpatient rooms for Orthopedic/Neurology patients and associated support space. A new variable volume air handling unit was designed to be placed on the 12th-floor roof with associated ductwork and hydronic system extension to serve the eighth floor. 
  • During the Construction Document phase, due to capital constraints, the second floor Lab scope was removed, the Eighth Floor scope was moved to the Fifth Floor, and the new air handling units were removed. Redesigned renovations occurring on the Second, Third, and Fifth Floors were as follows: 
  • Second Floor: Renovation of existing office spaces to accommodate the relocation of staff lockers and associated toilet, shower, and changing spaces totaling 4,500sf. 
  • Third Floor: Consolidation of three undersized operating rooms to create two larger orthopedic and spine operating rooms, creation of associated sterile storage space, expansion of the adjacent PACU space, and renovation of the Physician’s Lounge. 
  • Fifth Floor: Renovation of 24 private inpatient rooms for Orthopedic/Neurology patients and associated support space, inclusive of two Airborne Infectious Isolation Patient Rooms. 

Dunham’s East Bank Addition and Renovation Peer Review and Construction Administration 

We provided peer review services for the basis of design and owner project requirements document, construction drawings, and specifications at the Schematic Design and Design Development level for renovation and expansion of Unit J and Mayo Buildings. Construction Administration services were provided following completion of the Design-Build Team’s permit documents, including shop drawing review. The project included infrastructure upgrades, Emergency Department and Ambulance Garage expansion, renovation to the Operating Room suite, iMRI expansion, Pre/Post Operation area, Endoscopy, and Medical-Surgical Inpatient Unit.
